Reasons Why Parking Lot Drainage Is Key

If you own a building that has a parking lot or operate a lot where people pay to park then there are many reasons why property maintenance is key. In essence, you want to make sure that it stays in the best shape possible at any given time. That’s why the vast majority of parking lot owners fill in the cracks, smooth out the bumps, and sealcoat their lots on a regular basis. However, there is something that owners and operators tend to forget about. Parking lot drainage is an incredibly important property maintenance task that should be taken seriously.

In fact, if your parking lot isn’t draining the right way, it can cause a boatload of problems that could have otherwise been avoided. For example, when a parking lot is failing to drain and the drainage issue isn’t taken care of in a timely manner, the water can ruin the foundation of the property. That means either sections or the entire parking lot needs to be removed and built again. You certainly don’t want that to happen because it can cost tens of thousands of dollars. Not to mention, that your parking lot may be out of order for weeks on end.

What would that do to your business? In some cases it may even close you down until the parking lot is back up and running. The bottom line is that if you can do something long before it gets to that stage. For example, take a walk around your parking lot. If you notice any puddles you need to keep an eye on them. Puddles will certainly form after it rains or piles of snow melt all at once. However, those puddles should go away rather quickly if the parking lot is draining correctly. If the parking lot isn’t draining correctly those puddles will stick around for a lot longer.

As you know, standing water, such as puddles, simply isn’t good for your parking lot. In essence, the standing water can cause the asphalt material to weaken. Once the asphalt itself weakens, it will begin to crack and buckle. From there the foundation, or buildup of material below the parking lot can start to weaken. If that happens, you’ll need to have the existing parking lot removed and a new one constructed. Oftentimes, the parking lot drainage issues are simple for us to fix without much hassle, downtime, or expenses.
